Where can I find examples of "Good" and "Bad" Leases for Apartments in Ontario? - residential tenancy lease

I try to a seminar for students at my university, which will help them when they begin the hunt for their first home, or if they have problems with your landlord. I find it hard to find examples of a good contract, lease, bad, so I can show them what they want. I am very familiar with the law of rent and the landlord and tenant advice, but apparently not much help if you are already renting a "bad" or if something goes wrong you entered.

I would be glad some suggestions about it! And the experience with the leasing of good and evil would be helpful! Thank you!
